However, accustomed to an upper-middle-class upbringing thanks to his parents' combined incomes and his father's entrepreneurial "side hustles," Henry admitted he "lived above his means" and lacked financial education. His marriage brought these financial challenges into sharp focus, culminating in a 3 AM panic attack over his perceived inability to provide for his family's desired lifestyle. Driven by this fear, he Googled "side hustles" and repeatedly encountered real estate. Despite having only $1,000 in savings and a sub-600 credit score, he made a resolute decision: he would become a real estate investor. He recognized the irrationality of his decision given his circumstances but believed in the power of commitment to unlock the "how." His entry into real estate was immediate and hands-on. A colleague, Kanisha, became his first unofficial mentor, providing him with *Rich Dad Poor Dad* and an initial roadmap. Henry then dedicated himself to learning, attending every local real estate meetup. He intentionally sat "front and center," engaging active investors, asking about their deals, and diligently taking notes, describing it as collecting "puzzle pieces." He also consciously adopted the identity of a "real estate investor," believing that declaring his intention would attract opportunities. This conviction soon paid off. A friend, needing to sell his house quickly for $116,000 (significantly below its $165,000-$175,000 market value), approached Henry. Despite his meager savings and poor credit, Henry confidently agreed to buy it in 30 days. He then literally Googled "how to buy a house without a real estate agent" and walked into a small community bank with a downloaded contract. The loan officer, impressed by the deal's equity, offered to finance 85% of the purchase and 100% of the rehab, requiring only a 15% down payment ($15,000). Henry, leveraging his newfound network, learned about 401k loans and used his wife's 401k to cover the down payment, closing the deal in seven days. This first success opened new doors. The bank, pleased with the safe investment, offered Henry a line of credit, enabling him to finance future deals with zero or very little money down, specifically by lending 75% of the after-repair value (ARV). This allowed him to scale rapidly, acquiring hundreds of deals within three and a half years. To consistently find these deals, Henry studied the strategies of wholesalers, focusing on their lead generation. He adopted direct mail campaigns, targeting owner-occupied properties owned for long periods by individuals over 50. His first campaign of 1,000 mailers yielded two deals. Henry continued working at Walmart until 2021, strategically staying for bankability and benefits. He only left when his job demanded more time, and he realized the opportunity cost of staying outweighed the benefits of his real estate income. His experiences inspired his new book, *The Real Estate Dealmaker*, which addresses the two biggest challenges for investors: finding and funding deals. The book emphasizes understanding various funding methods and selecting the most appropriate one for each specific deal and financial situation, rather than relying on a single "hammer." Beyond financial gain, Henry's success is deeply intertwined with his faith and a profound sense of responsibility.
